PROFESSIONAL EXPERIENCE:

President, Marvin Greer & Associates, LLC, a 40-year-old real estate/ economic development and land use planning consulting firm that specializes in acquisitions, community development and financing of residential and commercial properties.

  • Chairman of the Pasadena Community Development Committee, a redevelopment authority, served eight years and built the financial model using structured bond financing, tax increment financing, block grants and other financial tools to revitalize all low-income areas of the city inclusive of the dilapidated old downtown Pasadena into the highest sales tax generator in the city.
  • Developed and financed the largest and first low-income housing tax credit residential development in the Watts community of Los Angeles since the Watts riots of 1965.
  • Acquired an abandoned railroad right of way, financed and constructed the largest tract of single-family homes developed in the Watts community since World War II. 
  • Conceived, planned, and implemented the Century Freeway Corridor Economic Development Strategy for eleven political jurisdictions in Los Angeles County.
  • Developed, financed, and constructed Savannah at Washington Park, a 40-home subdivision, Atlanta Georgia. 
  • Land planned, designed, and developed the financial model for the development of The Seville at Crossroad Center a 264-unit low-income housing tax credit development, Atlanta, Georgia.

2006- Present

 

Director of Housing Development, Atlanta Neighborhood Development Partnership, restructured development department and launched a property management division and a residential sales division which increased corporate profitability. Had direct control over the management of $20 million asset of 1000 units of mixed – income, multi – family residential units. Structured the financial packaging and designed the land use plan for the development of a mixed single - family residential community on 30 acres of company owned property.

2004 – 2006 

  • Irwin Place - designed and supervised the construction of 17 town homes in the Old Fourth Ward of Atlanta, Georgia.
  • Martin House at Adamsville – Development Manager supervised the financial restructuring of a 145-unit low-income housing tax credit senior community – Atlanta, Georgia
  • Twelve Centennial Park – negotiated a 104-unit affordable partnership interest in the development of a 1000-unit condo/ boutique hotel development – Twelve Centennial Olympic Park.
  • Vice President / Principal, OLH International, Inc., a construction management / project management company. Hired and managed a team of project managers, architects, and engineers in the design / build practice for the expansion of the Fulton County Jail; construction of Linwood Jackson - Atlanta City Court House; Bell South Parking Structure and project scheduling for the South Carolina Highway expansion program. 1998 – 2002
  •  Joint Venture partnership with Turner Construction Company to construct $35 million city courthouse and $30 million Fulton County Jail rehabilitation.

Chief Executive Officer of non – profit housing corporation managing a $22 million real estate portfolio and a property management company of 1100 units of low income and affordable housing units in Greater Atlanta. MEET OLIVER CARMACK

Oliver has a diverse set of skills and professional background, which gives him a unique perspective. Oliver has led many renewable energy teams and projects, directly overseeing $200m+ projects in solar, wind, batteries, and carbon capture. Oliver has a deep passion for healing the earth through land restoration and other permaculture initiatives. Additionally, Oliver has extensive experience in fund management and creation, with many years of experience in Venture Capital, Venture Debt, and in Private Equity. Oliver is well versed in many traditional and alternative investments, with a particular focus on capital markets, banking instruments, trading securities, MTN’s, and algorithmic trading. Oliver also has experience in emerging markets, particularly in South Korea, Mexico, and Africa.



Since 2012, Oliver has played an active role in the entertainment industry, particularly in the film studio and production arena. Oliver formed Top Development, a film development company which is actively writing screenplays via a proprietary process Oliver created. Oliver leverages his strong banking and financial background and familiarity with project finance and banking instruments, together with his creative process to deliver deep value to the entertainment space. Oliver works closely with some of the top individuals in the entertainment space both in a creative collaborative role and in a project finance role. 


Oliver is actively involved in higher education where he teaches Ethics and Medical Ethics. Once upon a time, owning and operating a real estate investment company would have seemed like a far-fetched fantasy. During the 80’s with high unemployment and the introduction of crack cocaine into inner city neighborhoods, it would have been easy to become a product of your environment. Similar to the process of melting iron ore and carbon to make steel, so are forged the characters of the men and women in these communities, Dana is no exception.

Growing up in area where the drug dealers were glorified for having nice cars, expensive jewelry and beautiful women, selling an impressionable youth on the idea that working a 9-5 was the right thing to do, deemed extremely difficult.


The most valuable lesson in business gained was that by buying low and selling high, a profit could be made. This idea translated to every industry of business, not just on the corner of Hazelwood Ave and Monongahela St. Realizing this, he decided to throw his hat in the ring of retail clothing and merchandise. What if he could capitalize on profiting on the hottest name brand clothing at the time, so at the tender age of 16, a trip to NYC’s garment district was in his sights. Orchard and Canal St. was a place to purchase bootleg name brand clothing for pennies on the dollar, mark them up 100%, earning a profit margin even the most sophisticated businessman could hang their hat on. Learning about sales/marketing, managing a budget, and operations were important lessons learned early on about business, experiences that can’t be taught from a book.


Out of high school, Dana made an attempt at college by attending Indiana University of Pennsylvania, using his clothing business to support himself. After spending about a half hour in college, Dana quickly realized he had another calling. Something that instilled self-discipline, values and provided a rigid schedule; areas in life Dana was missing. The USAF had to be it! Besides, if not this, then what?


So in January 1997, he took his first flight to Lackland AF base, only to be met with a mean drill sergeant waiting for his arrival. Needless to say, it took about 2 weeks to remove that inner city Pittsburgh attitude, an attitude that was hand crafted and cultivated over 19 years. This was the change he knew he needed, a change that he would later realize would be imperative to his development in business.



Fast forward to 2001, back home to civilian status, a friend approached him about working for a family’s construction company. With no prior experience and nowhere to live, Dana took him up on his offer. Slowly gaining knowledge of the business, an idea came about to use the Veteran Home Loan Program afforded to Dana as a prior active duty member to purchase a home to live in. Unbeknownst at the time, this idea will eventually be the spark that lit the fuse to becoming a full- time investor and developer. For as little as 5% of the purchase price down, Dana was able to leverage a few thousand dollars to acquire a duplex on city’s north side, a strategy he preaches to first time . He was able to move into one side of the duplex and rent out the other half of the duplex which ultimately paid the mortgage for the entire building. We call this the BRRRR strategy, where one can buy a multi-unit building, rehab it, rent it, refinance and repeat. This business model would eventually become the start of understanding leverage and how it correlates to building wealth ultimately helping grow Dana’s rental portfolio. This rental portfolio today is what has given Dana financial freedom.

He holds a Bachelor’s of Science Degree in Accountancy from the North Carolina A & T State University, and has over 20+ years of experience in the construction industry. Bob has held nearly every type of position throughout his construction career: Pre-Construction Services, Project Management, Superintendent and Sr. Vice President. His experience in managing facilities ranging from assisted living, retail, healthcare, class A office, distribution, and educational facilities has helped him develop a diverse portfolio of work, adding unique perspective and greater value to clients’ projects. Bob has managed over $40 million worth of work at a given time and has been involved in many fast-track projects, giving him the ability to anticipate, project and administer to the exact needs of the client. Bob is able to ensure successful projects by focusing on the development of key relationships with various municipalities, trades, consultants, employees and most importantly, the client.

MEET KYRA KENNEDY

Mrs. Kyra Massey Kennedy has a B.S. degree in Mathematics and Mechanical Engineering. She attended Florida A&M University (FAMU) on a full-ride “Life Gets Better” $40,000 scholarship in Engineering. Kennedy attended FAMU Private High School in Tallahassee, FL. She was the first student in her high school’s history, to travel to Moscow for 1 month, as a Student Ambassador To Russia.

 

Kennedy is currently continuing her education, and will graduate with an MBA in Marketing, April 2021. She will start her Doctor of Business Administration with a specialization in Strategic Marketing in June 2021 as well.

 

Kennedy is the current CEO and Pioneer of Wearable Wi-Fi Military, Non-Military and Medical Technology at MasKenn Inc. MasKenn Inc founded in 2013, creates new innovation, technology, devices and services for multiple industries. Kyra Kennedy is the inventor of three “SMART” technology devices. One of the devices, is a cure for bedsores for those who are bedridden. The other prototype, is a wearable device to help read vitals and locate our soldiers if they are ever lost or captured. Kennedy’s “SMART” technology devices are recognized by the US Patent and Trademark department. She was awarded the patent for her devices on January 12, 2016. 

 

In 1998, Mrs. Kennedy was featured in a 3.5-page article in ‘FORTUNE” Magazine as one of the top talents graduating at Florida A&M University. The feature covered her 9 internships she accomplished before graduating. These internships included top companies such as Ford Motor Company, General Motors and Mobil Oil. She also was hired out of college to work in Hewlett Packard’s I.T. Division as an UNIX Support Response Center Engineer. In 1999, Kennedy was featured in the “THE NEW REPUBLIC” magazine, as well as the Manhattan Institute for Policy Research. Mrs. Kennedy worked for Hewlett Packard for 3 years, left and started her own company in Real Estate Management. Before closing her business, Mrs. Kennedy managed $20,000,000 in real estate over a 10-year period.

 

Kyra Kennedy is a well-respected multi-industry executive and sits on key advisory boards. Companies and organizations bring her aboard for her expertise in marketing, fundraising and product development on many projects. Since 2012, she has been a campaign manager, fundraising and political strategist, for longtime respected Georgia Senator: Donzella James. Nominated by Senator James, Kennedy was honored at the Georgia State Capital, as a President Barack Obama Volunteer Service Lifetime Achievement Award Honoree. Sandra is a HR business Consultant with over 25 years of human resource strategies, programs, policies and processes to optimize organizational effectiveness, drive productivity & profit, and cultivate sound employee relations.


Sandra specializes in facilitating robust and holistic decision making through the re-examining facts to understand trends and gaps generating fresh insights, integrating these into and capitalizing on existing materials. She helps develop holistic sustainable solutions integrating technical and commercial aspects. She manages and galvanizes multiple stakeholder’s through deep appreciation for competing interests by steering teams to consider situations via appropriate multiple perspectives to unearth the optimal solutions.


Sandra has also pioneered many new and innovative paths while “on the jobs” which were subsequently adopted as mainstream processes. She has worked with cross-functional, geographically and culturally diverse teams on projects across the Southeast and Midwest Regions.


Throughout her career, Sandra has been a trusted advisor, mentor, facilitator and team member to Boards, Management and Project teams. She has held roles as Senior Executive, Operations Leader, internal and external consultant to many public and private owned companies and organizations. MEET TORREECE MAXEY

Torreece Maxey, AIA Associate is an architectural designer from Columbus, GA. Torreece is a member of the American Institute of Architects. She is a 2016 graduate from Tuskegee University with a bachelor’s degree of Architecture. She is currently employed at one of the nations top 25 A&E firm located in Birmingham, Alabama. She is a contributing designer of more than $10 million in healthcare facilities. Torreece is a current designer on a 120-bed inpatient rehabilitation hospital project.


In addition to her work at the A&E firm she is a mentor with Architecture Construction Engineer (ACE), volunteering with the organization since 2019.


Her goals are to design eco-friendly and sustainable built environments that reduce the overall impact on human health and nature. 


Torreece is a loving mother of a 2-year-old Shih Tzu name Rylee “Juni” Brown. When she is not working or volunteering in her community, she enjoys spending time with family and friends and painting.
